How much does it cost?
This has a range based on building value, complexity of valuing the components, and methodology. But they typically start in the mid four digits ($5K–$7K) for a property value of at least $500K, and can go up to more than $50K or $100K if the property is worth multiple millions of dollars. Best thing is to request a quote. Sometimes the cost of the study compared to the tax savings is very similar, making the study not worth it. E.g., if the study costs $25K, but the tax savings from the remaining accelerated depreciation is, say, $25K (= 40% tax bracket × $62,500 one-time depreciation adjustment), that would make the study not cost-beneficial.
